Home Mover Mortgage

Moving home can be difficult and an exciting time. We aim to make this a stress free process when you are already focusing on too many other things. If you are looking to buy a bigger house, moving closer to your new job or family, we can assist you with your mortgage and help you move in the right direction.

Right To Buy Mortgage

If you have lived in a council house for some time, the right to buy scheme helps tenants living in local authority properties get on the property ladder. You will be able to purchase your council property at a discounted price if you have been living there for at least two years. You will not have to pay the deposit as you can use the discounted amount to purchase your own house. Our right to buy expert will complete your application securing the best deal from the market.

Buy To Let Mortgage

If you are looking to expand your property portfolio or you are a first time landlord, our buy to let mortgage advisor with plenty of experience will discuss your options and find a deal that best suits your needs. Typically 25% deposit is required and you need to show the lenders that the rent will cover the mortgage payment by at least 125%. The FCA does not regulate most Buy to Let mortgages, commercial mortgages, offshore mortgages and bridging loans.

Commercial Mortgage

Whether you are looking to buy a commercial property to rent out, purchase premises for your business or refinance, we can find the best commercial mortgage using our experience and industry contacts. Commercial mortgages are loans on anything other than your main residence.  The FCA does not regulate most Buy to Let mortgages, commercial mortgages, offshore mortgages and bridging loans.

Offshore Mortgage

If you don’t live in the UK or have recently moved to the UK with no credit history and want to invest in the UK housing market, we are able to find the best offshore mortgage for you. The FCA does not regulate most Buy to Let mortgages, commercial mortgages, offshore mortgages and bridging loans.

Shared Ownership Mortgage

You can find the best shared ownership mortgages with as little as 5% deposit. Shared ownership schemes are usually provided through housing associations. Initially you buy 25% to 75% share of the total property value and pay a rent as a charge for the share you do not own. You can buy the remaining to own the entire property. Please contact us to arrange a no obligation quote.

Life Insurance

A life insurance policy pays an agreed sum to the dependents if the policy holder dies during the term of the policy. Life insurance policies can be decreasing (sum insured reduces over the term of the policy decreasing to nil by the end of the insured period), level (covers for a set amount for a fixed period) or increasing (factors in the rising cost of living, typically increasing in-line with inflation).

Home Insurance

At Hamlet Milton we ensure that we find the right policy in terms of price and level of cover based on your personal needs and circumstances. Building insurance is generally required by the mortgage lender when taking a mortgage and we want to make sure that your property and contents are covered to the right level.

Family Income Benefit

Family income benefit is a term policy that will provide tax-free monthly income for a set period of time should the worst happen. It offers a cost-effective way of arranging the financial cover that can help with lost income, mortgage, or rent. We can help you find the Family Income Benefit Insurance policy that suits your own individual needs.

“Commission disclosure: We are a credit broker and not a lender. We have access to an extensive range of lenders. Once we have assessed your needs, we will recommend a lender(s) that provides suitable products to meet your personal circumstances and requirements, though you are not obliged to take our advice or recommendation. Whichever lender we introduce you to, we will typically receive commission from them after completion of the transaction. The amount of commission we receive will normally be a fixed percentage of the amount you borrow from the lender. Commission paid to us may vary in amount depending on the lender and product. The lenders we work with pay commission at different rates. However, the amount of commission that we receive from a lender does not have an effect on the amount that you pay to that lender under your credit agreement.

For sales of non-investment insurance products such as life and critical illness insurance, we are remunerated by commission from the insurance provider.  Commission will normally be based on a percentage of your premium for a set period of time.”
